In my opinion, you may not get an accurate appraisal if the appraiser has to drive 100, 200, 400 or more miles from his or her own local area to try to find your home and hope to find nearby comparables. Will he/she know your type or style of property NO. Will he/she know the reasons your neighborhood is unique in your city? NO. Will you get an accurate current market or retrospective value? Probably NOT. It is not just find a few recent sales and match the Subject property to them. FLASH! The Market is changing. There are still increasing foreclosure problems, but in some value ranges, primarily the lower priced homes, sales are picking up, values are stabilizing. Several of the value ranges are still experiencing value declines. Let's chat about it. Some value levels seemed to have just about bottomed out and with interest rates for 30 year fixed rate mortgages so incredibly low - these properties are again considered Investments. Don't forget, when the Market truly stabilizes, you'll know it, because those interest rates should start to rise notably. NOW is the time to consider buying with fixed rate mortgages. Be prepared though. The Banks no longer are pushing low income buyers into their first homes, knowing they can't really afford them. This is the time to get back to honesty and only those who can afford to buy should even try - it is turning into the perfect time to buy.
